I live in Massachusetts. I have tenants who terminated the lease 8
months early. I told them they're responsible for the rent until I can
rerent my apartment, plus the cost of tenant screening and advertising.

We have been in an appartment in MI for the last 6 yrs. In Feb of this
year we signed a one yr lease which stated that the Landlord had to be
given 60 days written notice for vacation of lease. Otherwise the cost
for early termination was 1 months rent
