I have a condo in Miami that is under contract for sale to a woman. The closing date was supposed to be at the end of this month (The contract was approved by the buyer and me in February for $130K.) but last week I found out that the board is going to notify owners of a $5,000 per unit assessment. The buyer already has approval for a mortgage, the unit passed an inspection and the title search came up clean. I heard from my broker today that the buyer wants to negotiate who pays the $5,000. What can happen to me if I insist on the buyer honoring the contract? Under Florida law, is there any way the buyer can back out of the contract?
