Hello,
I and my wife have a joint rental lease agreement with our landlord,
which my wife never signed. Is our rental lease with only my signature
legally valid? The lease says that we pay an additional 1-month rent
for moving out early even if we give 30-day advance notice. Can we
legally argue that this rule does not apply because the lease has
never been valid.

The law varies from state to state but generally, the lease is still
valid.
The landlord could come after you but not your wife if you choose not
to pay the penalty.

Even if your wife didn't sign, _you_ are still bound by the lease.
The only you get out of this one is if you don't have any money but
your wife does, and you don't live in a community property state.
Then you would still be legally liable, but the landlord would be
faced with the classic "trying to get blood from a stone" problem.
Besides, having to pay only one month of rent to get out of a lease is
_cheap_ compared with what you _could_ be liable for: paying rent
until the landlord finds another tenant to replace you.
Just pay the additional 1-month rent.
