On November 18, 2004, I obtained a judgment against a small corporation. On December 16, 2004, this corporation deeded some real property to an unrelated third party who got a new mortgage. On December 20, 2004, I recorded an abstract of judgment in the county in which the real property is located. On December 29, 2004, the deed and new mortgage were recorded. Since my abstract of judgment was recorded prior to the deed, do I have a lien on this property? Is my lien superior to the new purchase-money mortgage? If a have a lien on this property, what can I do to convert my lien to cash? The property is in Texas, all parties except the new mortgagee are in Texas, and the judgment was obtained in Texas.
