Quit Claim Deed Questions

Background: Husband wife divorce. Husband lives in Washington, wife
lives in California. We own a piece of property, an undeveloped lot,
in Arkansas. The mortgage has been paid off. During the divorce the
husband is awarded this property. Now husband wants to sell property
and now needs a quit claim deed as ex-wife's name is still on the deed.
I know that the wife is the grantor and the husband is the grantee. I
see lots of web sites offering quit claim deed forms for free and for
sale but I'm not opposed to hiring a professional to make sure the form
is completed correctly. My question is, if I decide to use a lawyer to
help me with this does it matter which state the lawyer is located?
Are quit claims that much different for each state?

No. They are standard documents. What I suggest is that you get the
quitclaim form from the entity which is demanding it to make sure you
satisfy whatever is going on here.

Not entirely true. The basic form of the quitclaim is standard, but
there may be local variations. Oregon, for example, requires
disclaimers about land use regulations in all deeds.

While I agree that quitclaims deeds are fairly standard, you can never
be sure about the nuances of the laws of a different state. I would
highly recommend that a real estate attorney in Arkansas be consulted.
