we made an offer on a home , but contingent on the tenants leaving before
we could close. And they show no intent to move. They have been given
the 60 day notice. That's expired. Eviction is the responsibility of the
sellers.
Short of us finding them a suitable place to go..........
they have a vicious dog.
How long should an eviction in CAlif. take?

If the tenancy is month to month, and the 60 day notice was not defective in
any way, the eviction should take about one month, beginning on the date the
Unlawful Detainer action is filed. Just because someone gave them a 60 day
notice and the time is expired doesn't mean the UD action has been filed.
If the seller hasn't filed and served the UD, the tenant may stay. If you
go ahead with the purchase of the property, they the tenant will be your
tenant, and you can file the UD.
