hello
i bought a property at foreclosure last week and i went to check out the
property and the old owners are still living there! what recourse legal or
otherwise do i have. i assume that they are trespassing because i own the
property and did not give them permission to be there. can i have them
arrested or removed? someone told me i may have to do an eviction, this
doesn't make sense. they are not my tenants and i agreed to no lease with
them. one of them answered the door and told me they would be out in 3
weeks but i want them out now.
if i can't get them out immediately, is this promise to move out in 3 weeks
binding and can i have them removed in 21 days?
please to help.

hmm...it seems I remember something that they have some grace period in
which to pay the taxes even though it was sold. I had a similar problem
when my Mom died and while handling the estate and selling the property,
we found she hadn't paid the tax and the side lot was sold, but when we
paid the tax the sale was negated as I remember. I could be remembering
this poorly as it was 11 years ago and the real estate broker and our
attorney took care of things.

You don't have to wait. Here's what you do, follow this advice. Get a
shotgun, go to the house, ring the doorbell and fire one round in the air
to get their attention. Then load a second round and scream as loud as
you can, "Get out of my house you god damn freeloaders!" Fire the second
round into the door lock.
I guarantee anyone left in the house will have run out the back door.

Start the eviction as soon as you have court confirmation of the sale, don't
wait for their promises. Make sure to insure the house while they still live
there.
