Sub-lease issue

I am in the process of buying a house. I had signed a lease for a townhouse.
I have 10mo. left on the lease. It is in my lease that I can sub-lease. I
found a sub-lesser and forward them to my landlord. He moved them into an
empty living space and says that I haven't filled my part of the aggrement
and need to find another sub-lesser.
Is this legal? I live in Missouri.I personally feel I have filled my part of
the agreement. What if I keep doing this and he has more empty spaces to
fill? How long will this go on?

What does your lease say about subletting?
Why did the landlord say you failed to comply with the agreement?

Why did you send your prospective sub-lesser to the landlord? Is this a
lease requirement? If it is then you have a legitimate complaint against
your landlord. If it is not then why do it? If the sub-lesser signed a lease
with you then you may sue him. But getting or attempting to get sub-lessors
does not remove your obligations to pay rent until the lease ends or to
provide reasonable notice that you will not renew the lease. The lease is a
contract between you and the landlord. The sub-lease is a contract between
you and the sub-lesser.

When I spoke to him about my interest in sub-leasing he said that he wanted
me to send them to him first. It doesn't state that in the lease. I was just
trying to be cooperative.

Frank,
The lease gives you the right to sub-lease. There is no reason to send
these folks to the landlord. Remember that you have a lease on the property
and are responsible to the landlord for rent and damages. Sub-leasing does
not free you from these responsibilities so choose your sub wisely.

Nobody can give you a useful answer without reading the lease, or
at least the provisions concerning subleasing. You should take
the lease to a local attorney or post the relevant provisions
here.
